Sellers in San Clemente can choose among several routes: a full listing, a cash sale, selling as-is, trading down to a smaller home, or picking a different month to list. Each route leans on a different set of numbers, and this report reads the latest public data against all five, with Rudy Flores's notes on how sellers use them.
Monthly figures are Zillow's for September 2026 in ZIP codes 92672 and 92673. Weekly figures come from the Los Angeles–Long Beach–Anaheim metro, where Zillow places Orange County, because sales data is not published weekly by ZIP code. The figures record what has happened; none is a projection.
1. What do the latest numbers say about listing on the open market?
Closing prices have been landing close to asking. The average metro sale in the week ending September 26, 2026 came in at 99.5% of list price, against 99.4% a year earlier. That week, 36.2% of homes sold above their list price and 51.4% below it.
The road to a contract has grown longer at the metro level. Listings that went pending in the week ending October 17, 2026 had taken an average of 54 days, up from 48 in the week ending August 8, and new listings outnumbered new pending sales that week, 1,522 to 1,037. Locally, the average days to pending in ZIP 92672 was 40 in September 2026.
The two ZIP codes read differently. Zillow's market temperature, which blends how many listings go pending within 21 days, the share with price cuts and the attention listings get, stood at 83 out of 100 in 92672 and 44 in 92673 in September 2026. The figures describe the market a full listing enters; they do not say what any one home is worth.

2. How does a cash offer compare on speed and price?
Speed is the easier half to measure. The site's cash-offer comparison puts a typical cash close at 1 to 3 weeks, often without financing or appraisal contingencies, against 30 to 45 days from accepted offer to closing for a traditional listing. That listing window opens only after the marketing period, which across the metro ran an average of 54 days to pending in mid-October 2026.
Price is the harder half. None of the series in this report breaks out cash sales, so the meaningful comparison happens one home at a time: Rudy can gather cash offers from buyers active in San Clemente and set them beside a listing estimate for the same address. Netting out costs and the loan payoff on each side shows the trade in dollars, and requesting offers carries no obligation to accept one.

3. Should I sell as-is or fix things up first?
No public index tracks condition, but the age of the housing offers a rough guide. The Census Bureau's American Community Survey for 2020 to 2024 dates the median home in ZIP 92672 to 1976 and in ZIP 92673 to 2000, a 24-year difference in the age of the typical house. Age says nothing certain about one home, but it frames the roof, plumbing and mechanical questions an inspection raises.
Price cuts show how often first prices have been revised. In September 2026, 23.7% of listings in 92673 and 22.2% in 92672 carried a price cut, and in 92673 that share was higher than in 73% of months since 2018. Selling as-is changes what the seller offers to fix, not the inspection itself: buyers who inspect can still request repairs or a credit.
The paperwork does not change with the choice. California sellers complete the Transfer Disclosure Statement, a standard questionnaire on condition, known defects, remodeling and permits. The site's seller checklist suggests picking the repairs worth doing before listing and deciding ahead of time how to answer repair requests.

4. If I downsize within San Clemente, how much could the move free up?
The house-to-condo gap gives a first measure, before selling and buying costs. In September 2026, Zillow's typical single-family value in ZIP 92672 was $1,905,942 against $1,111,183 for a condo, a difference of $794,759. In 92673 the figures were $1,849,097 and $1,054,944, or $794,153 apart. Condos carry association dues, so the monthly difference is smaller than the price difference.
Property tax is the other variable. A purchase normally resets the assessed value to the price, and at the 1.15% rate the site's Prop 13 page assumes, a $1,111,183 condo would start near $12,779 a year. Under Proposition 19, owners 55 and over can generally take their existing base with them when the replacement is purchased or newly built within two years of selling the original. Separately, federal law excludes as much as $250,000 of gain per individual filer, or $500,000 for joint filers, when the ownership and use tests are met.
Each rule has its own eligibility tests and deadlines, so verify them with the Orange County Assessor and a tax adviser before choosing dates.

5. Does the calendar change the picture for a listing?
In ZIP 92672 it has, on average. Zillow's monthly series for the complete years 2019 to 2025 show homes for sale running about 20% below the year's average in February and 18% above it in July. Price cuts have peaked in October, at 30% above average, and been rarest in February, at 32% below, while market temperature has run hottest in January, 25% above average.
In ZIP 92673 this year, the share of listings with a price cut rose from 15% in January 2026 to 23.7% in September 2026, while homes for sale went from 51 in January to 75 in July and August before easing to 72 in September.
These are past averages for one ZIP code, and years such as 2020 and 2022 broke the pattern. They show when sellers have tended to face more competing listings and when buyers have had fewer choices, nothing more.
