Are online home value estimates accurate?

Why do reports for the same month disagree?

What does months of supply tell me?

It estimates how long current listings would take to sell at the current pace. Lower figures generally favor sellers and higher figures generally favor buyers, though local conditions vary.

Does a shorter days-on-market mean prices are rising?

Not necessarily. It suggests demand is strong, but it does not measure price on its own. Look at it alongside price and inventory trends.

Is the market the same across all of San Clemente?

No. Walkable areas near the pier, planned communities and hillside neighborhoods can behave differently. The best numbers are for comparable homes near yours.
