Who had the edge in the week ending Sep 19, 2026? The gauge says “Leans buyers” (62 out of 100), unchanged from last week. The main reasons: months of supply at 4.2 (higher than 4.0 a week earlier) and a price cut on 8% of listings.

What changed

  • Inventory. Months of supply at 4.2 (higher than 4.0 a week earlier); 20,778 homes were for sale in the metro area.
  • The flow of new homes. 1,598 new listings against 1,614 the week before, and 1,154 new pending sales against 1,195.
  • Reductions. 8% of listings had a price cut, about the same as last week’s 8%.
  • The rate backdrop. The Freddie Mac 30-year average was 6.95% (week of Sep 17, 2026), higher than the prior week’s 6.76%.
