Who had the edge in the week ending Sep 12, 2026? The gauge says “Leans buyers” (59 out of 100), moving from “Balanced” last week. The main reasons: months of supply at 4.0 (higher than 3.9 a week earlier) and a price cut on 8% of listings.

What changed

  • Inventory. Months of supply at 4.0 (higher than 3.9 a week earlier); 20,788 homes were for sale in the metro area.
  • The flow of new homes. 1,614 new listings against 1,599 the week before, and 1,195 new pending sales against 1,250.
  • Reductions. 8% of listings had a price cut, about the same as last week’s 8%.
  • The rate backdrop. The Freddie Mac 30-year average was 6.76% (week of Sep 10, 2026), higher than the prior week’s 6.71%.

  • This is not the week to wait on paperwork: at 4.0 months of supply, a well-prepared offer stands out.
  • Reductions are showing up on about 8 in 100 listings, a reminder that asking price is where negotiation starts.
