Who had the edge in the week ending Aug 15, 2026? The gauge says “Leans buyers” (59 out of 100), unchanged from last week. The main reasons: months of supply at 3.9 (about the same as 3.9 a week earlier) and a price cut on 8% of listings.

Who had the edge in the week ending Aug 15, 2026? The gauge says “Leans buyers” (59 out of 100), unchanged from last week. The main reasons: months of supply at 3.9 (about the same as 3.9 a week earlier) and a price cut on 8% of listings.

What changed

  • Inventory. Months of supply at 3.9 (about the same as 3.9 a week earlier); 20,964 homes were for sale in the metro area.
  • The flow of new homes. 1,728 new listings against 1,737 the week before, and 1,238 new pending sales against 1,248.
  • Reductions. 8% of listings had a price cut, about the same as last week’s 8%.
  • The rate backdrop. The Freddie Mac 30-year average was 6.67% (week of Aug 13, 2026), about the same as the prior week’s 6.69%.

  • This is not the week to wait on paperwork: at 3.9 months of supply, a well-prepared offer stands out.
  • Reductions are showing up on about 8 in 100 listings, a reminder that asking price is where negotiation starts.

If you are selling
